- Proof of Ownership: A recent, certified copy of your Land Register.
- Identification: A valid Photo ID of the applicant.
- Professional Plans: Because of the technical nature of construction, all architectural plans must be filed by a locally registered architect.
- Environmental Awareness: You must indicate if your project is within 100 feet of sensitive areas such as ghuts, ponds, historical ruins, or beaches. This is achieved by completing the relevant sections of the development application form.

Technical Requirements for Plans
Your architect must submit a digital package to tcpapplications@gov.vg that includes:
- Site & Location Plans: Showing exactly where the building sits on the parcel.
- Floor Plans & Sections: Interior layouts and a vertical "cut-through" view.
- Elevations: Two views showing the exterior height and design.
- Infrastructure Details: Septic system designs, water supply capacity, site drainage and parking layouts.
